Artra Condo Overview

The Artra Condo is a 99-year leasehold condominium built beside Redhill MRT station. The 442,967 squarefoot land parcel was tendered by URA for private property development. The land parcel was won by Tang Skyline and Tang Group of companies.

Given the size of the land parcel, analysts speculate that at least 400 units to be built in this new development. Furthermore, $373.1 million price tag paid by the Tang developers means a price of about $842.28 psf ppr.

Potential buyers of the Artra have a whole range of reasons to desire living in this classy development. Firstly, the investment aspects are bright for the Artra. Given that Redhill is a fringe area to the city, fewer land parcels offered in the area means a likely appreciation in value. Another sign of this was the fact that there were up to 10 bidders for the plot of land. Moreover, the top 5 bids were only separated by a small 5% margin. The aggressive bidding signals great interest and expectation about the land value to increase. It is likely because of the combination of retail and restaurant spaces on the first floor that had generated this excitement amongst developers.

However, observers have justified the price ceiling of the respective bids. They attribute it to the concurrent sales units being being available around the area too. Examples of these include Alex Residences, The Crest, and Principal Garden. At the winning bid of $821 psf ppr, the breakeven price of the developers will be less than $1,400. Given that the nearby developments are currently selling for $1,600, there is likely to be a comfortable margin of profit for the developers.
